I like Pete's fine just the way it is. In fact I miss the old, somewhat dirty Silk City very much. Some great times were had there.

why doesn't someone open a 24 hour diner in center city? take over little pete's or midtown and get rid of the frozen food and crank out some higher-end comfort grub, there's nothing like that except maybe silk city which is far. place would be packed from 2-4am on the weekends.

I'd pay $20 for creamed chip beef on toast if it was the best I ever tasted.

There are plenty of commercial properties in G-Ho. The problem is many of them are in need of complete renewal or they are underutilized bodegas or iffy Chinese takeout spots. It'll change over time. The infill housing certainly has gone a long way to making the area more attractive, aesthetically and commercially. The corners will be next. Unfortunately not many of them are ready for restaurants yet.

g-ho doesn't have too much commercial property as far as i can tell. if someone wants to make a property a commercial property, they have to get the approval of the locals. i wish you luck though since some businesses would definitely spruce up that neighborhood....
